HERITAGE CREEKSIDE
Plano, TX

The project is a 156-acre mixed-use development organized around a restored creek corridor that serves as the district’s central placemaking element. Located near the intersection of Central Expressway and President George Bush Turnpike, the plan integrates up to 1,300 multifamily residences, several hundred townhomes and single-family homes, and a corporate campus with capacity for up to 2.5 million square feet of office space. Retail and restaurant spaces are positioned along the creek to create an active dining edge with patios and terraces overlooking the restored waterway, including tenants such as Flying Fish and Rodeo Goat. Additional inline and outparcel retail reinforce key entries and pedestrian connections throughout the district.

The architecture draws from Texas regionalism, using masonry, steel, and timber to reinterpret vernacular forms within a contemporary mixed-use environment. A restored creek ecosystem and pedestrian bridge establish the waterway as the organizing spine of the development, led by Rosewood Property Company.
