Situated at the northern edge of downtown Queen Creek, Switchyards is envisioned as a gateway district that establishes a strong framework for future expansion south of Ocotillo Road while reinforcing existing civic infrastructure. The plan centers on a pedestrian-oriented gathering space that connects to the town library through shaded walkways, layered landscaping, and clear wayfinding. Shared plazas, covered patios, and open-air spaces create an interconnected public realm that supports community engagement and economic vitality. The mixed-use development includes three four-story apartment buildings totaling 203 units with a detached parking deck, a retail core of four single-story buildings totaling 27,000 square feet, and a three-story, 35,000-square-foot office building. Materials, branding, and landscape strategies reference the area’s agrarian heritage while expressing a contemporary design language that positions the district as a model for integrated growth.
